The Lease:

  • Rent: 4,000/month (1,000/week).
  • The Landlord wants to have 2 months’ equivalent rent as a Deposit from the Tenant. This is to cover the Landlord against the risk of damages in the property and also against the risk that the Tenant stops paying the rent.

Option 1: Traditional Contract

The Tenant

  • Pays 8,000 as a deposit to the Landlord.
  • Pays 4,000.00 each month as rent to the Landlord.
  • Worries if the Deposit will be refunded in full at the end of the lease.

The Landlord

  • Receives 8,000 as a deposit from the Tenant.
  • Receives 4,000.00 each month as rent from the Tenant.
  • Has to refund 8,000 to the Tenant at the end of the lease.
  • Worries that the tenant might damage the place or stop paying rent.

Option 2: With

The Tenant

  • Pays 923.08 (1 week rent) to NoDeposit.io instead of 8,000 (2 months rent) as a Deposit to the Landlord.
  • Pays 4,014.90 each month (4,000 as rent and 14,90 as the NoDeposit.io monthly fee).
    After 2 years, the tenant would have paid 14.90 x 24 = 357.60 in monthly fees to NoDeposit.io.
  • If there is no damage to the property at the end of the lease, the Tenant gets back 461.54 from NoDeposit.io.

The total cost for the Tenant is 818.14.

This is 10.24% of the Deposit amount of 8,000 or 0.85% of the total cost of the lease.

The Landlord

  • Receives 4,000.00 each month as rent from the Tenant.
  • Does NOT have to refund 8,000 to the Tenant at the end of the lease.
  • If there are damages to the property or if repairs are needed at the end of the lease, NoDeposit.io pays the Landlord directly.
  • If the Tenant fails to pay the rent, NoDeposit.io pays the Landlord directly.

The Landlord does NOT have to worry about damages, or missed rent payment anymore: NoDeposit.io and its insurance partners will take care of these payments if the Tenant defaults.

Tenant Screening

NoDeposit.io will use several mechanisms and databases to screen the tenant’s profile and minimize the risks of defaults.

If needed, the Tenant will have the option to choose a Guarantor for the lease.

Dispute Resolution

Thanks to NoDeposit.io’s technology, disputes are much easier to handle.

All parties involved: Landlord, Tenant, and our insurance partners will have the detailed Inspection Reports taken at Move In and Move Out time (including pictures).

NoDeposit.io and its partners will handle the dispute process and act as a mediator if there are damages to the property beyond fair wear and tear.

Our mediators will be able to use these Inspection Report to assess the condition of the property in case of a dispute.

In case of damages to the property, the Tenant is still liable and responsible for these damages.

In case of a default from the Tenant, NoDeposit.io will compensate the Landlord directly.
